Central Oregon Real Estate Market Update: August 2026

Fall has officially arrived in Central Oregon. The mornings are cooler, school is back in session, and the busy summer real estate season is beginning to wind down.

It’s normal to see a decline in home sales as we move out of summer. Many buyers who wanted to be settled before the start of the school year have already made their move, while others wait until later in the fall to make a decision. We typically see market activity pick up again before the holidays as buyers and sellers who have been waiting make their next move.

Here’s a look at what happened in the single-family residential markets in Bend, Redmond, Sunriver and Sisters during August.

Bend Real Estate Market

Bend saw a decline in both the number of single-family home sales and the median sale price in August.

The median sale price decreased from $780,000 in July to $721,000 in August, while the number of sales dropped from 187 to 160. Median days on market increased from 27 days to 34 days.

One factor contributing to the lower median sale price was a decline in the number of $1 million-plus sales. When fewer higher-priced homes close in a given month, it can have a noticeable impact on the overall median price. This doesn't necessarily indicate a broad decline in home values.

Inventory remained steady at approximately 3.5 months, giving buyers more options than they had during the highly competitive markets of previous years while still providing a relatively balanced market.

Redmond Real Estate Market

Redmond's median single-family home price declined from $525,000 in July to $480,000 in August, while the number of sales remained unchanged at 44.

Median days on market actually improved, declining from 27 days in July to 19 days in August. Inventory remained steady at approximately four months.

Redmond continues to be one of our more consistent Central Oregon markets, with relatively predictable month-to-month activity and inventory levels. While the median price moved lower in August, the overall market remained fairly steady.

Sunriver Real Estate Market

Sunriver saw an increase in its median single-family home price, rising from $885,000 in July to $973,000 in August. At the same time, the number of sales declined from 13 to 10.

The increase in median price is more likely related to a greater number of higher-end homes selling during the month rather than a significant shift in overall home prices. With a smaller number of monthly transactions, the mix of properties that sell can have a substantial impact on the median.

Median days on market increased from 18 days in July to 56 days in August, while inventory remained steady at approximately 5.5 months.

Sisters Real Estate Market

Sisters experienced a more noticeable slowdown in August. The median single-family home price declined from $753,000 in July to $682,000, while the number of sales dropped from 19 to just 8.

Median days on market increased from 7 days to 35 days, and inventory remained steady at approximately 5.5 months.

With only eight sales during the month, the mix of homes that closed had a larger influence on the median price. We'll continue watching the coming months to see how the Sisters market settles into its typical fall pattern.

What We're Watching This Fall

August's numbers reflect a market transitioning out of the summer selling season, but one month's statistics don't tell the whole story.

Inventory remains relatively steady across Central Oregon, while the number of sales and median prices vary from one community to the next. The mix of homes selling each month also plays an important role in median pricing, particularly in markets with fewer transactions.

As we move into fall, we expect a more typical seasonal pattern, with activity potentially increasing again before the holidays.
