Central Oregon Real Estate Market Update: What July’s Numbers Tell Us

As we move through August, July’s Central Oregon real estate numbers give us a useful look at how the summer market is shaping up. While conditions vary across Bend, Redmond, Sisters and Sunriver, one theme continues to stand out: the market is becoming more balanced, giving buyers more time while making strategic pricing increasingly important for sellers.

The graphic below provides a snapshot of the latest numbers, but the story behind those numbers is where things get interesting.

Bend Real Estate Market

Bend saw a notable increase in the median single-family home price in July, rising from $728,000 in June to $780,000. However, that increase in price came alongside a slight decline in the number of homes sold, with 187 sales compared to 201 in June.

One of the more telling changes was the increase in days on market. Homes were taking an average of 27 days to sell in July, compared with 18 days the month before. Inventory remained steady at 3.5 months.

For buyers, this means there may be a little less pressure to make an immediate decision. Buyers have more time to evaluate properties, compare options and negotiate when a home has been sitting on the market. For sellers, the longer market times reinforce the importance of getting the pricing and presentation right from the beginning.

Redmond Real Estate Market

Redmond experienced a modest increase in its median sale price, moving from $515,000 in June to $525,000 in July. At the same time, sales activity slowed, with 44 homes selling compared with 69 the previous month.

Days on market increased slightly from 23 to 27 days, while inventory edged up to approximately four months of supply.

The combination of fewer sales and increasing inventory suggests buyers are gaining a little more leverage in Redmond. Sellers may need to be more strategic about pricing and condition as buyers have more homes to choose from and are taking their time to find the right fit.

Sisters Real Estate Market

Sisters was one of the more interesting stories in July. Sales nearly doubled, increasing from 10 homes in June to 19 in July. At the same time, the median days on market dropped dramatically from 17 days to just seven.

The median sale price declined from $833,000 to $753,000, but it is important not to read too much into a single month's median price, particularly in a smaller market like Sisters. With relatively few transactions each month, the types of properties that sell can have a significant impact on the median.

The stronger sales activity and dramatic decrease in days on market suggest that buyers were active in Sisters during July, particularly when the right properties came to market. Inventory remained steady at approximately 5.5 months.

Sunriver Real Estate Market

Sunriver remained relatively stable in July. The median sale price decreased from $1.1 million in June to $885,000, while the number of sales increased slightly from 12 to 13.

Days on market was essentially unchanged, moving from 19 days to 18, and inventory remained steady at 5.5 months.

As with Sisters, the relatively small number of monthly sales means that median prices can fluctuate significantly from one month to the next depending on which properties closed. Looking at the broader picture, the consistency in sales, days on market and inventory points to a relatively steady Sunriver market.

What Does This Mean for the Central Oregon Housing Market?

July's numbers don't point to a dramatic shift in the Central Oregon real estate market. Instead, they continue to show a market that is finding a more balanced rhythm.

For buyers, that balance can create opportunities. Homes are generally taking longer to sell than they did earlier in the year, giving buyers more time to research, compare properties and negotiate. There is also less need to feel pressured into making an immediate decision simply because a property has just hit the market.

For sellers, the message is equally clear: pricing matters. The days of simply putting a home on the market and expecting it to sell quickly regardless of price are behind us. Buyers are paying attention to value, and homes that are overpriced can sit while appropriately priced properties attract the most attention.

It's also important to look beyond any single month's change in median price. Central Oregon's individual communities have relatively small monthly sales volumes, which means a handful of higher- or lower-priced transactions can cause the median to move substantially. Days on market, inventory and overall sales activity often provide a better picture of the direction of the market.

Looking Ahead to Fall

As we head toward the end of summer and into the fall market, we'll be watching inventory, days on market and buyer activity closely. These indicators will help us determine whether the market continues along its current balanced path or begins to shift.

For anyone considering buying or selling in Bend, Redmond, Sisters or Sunriver, the broader market trends are helpful—but your individual circumstances and the specific property you're considering matter just as much. Local market conditions can vary significantly by neighborhood, price range and property type.
