Central Oregon Real Estate Market Update: July 2026

The Central Oregon housing market continued to gain momentum, with buyer activity increasing across nearly every major market. While median home prices shifted, the overall story isn't one of a market changing direction—it's one of seasonal activity, stable inventory, and the natural fluctuations that come with monthly real estate statistics.

One of the biggest takeaways this month is that inventory remained remarkably consistent across the region. Buyers continue to have more options than they did during the ultra-competitive markets of the past few years, while sellers who price their homes appropriately are still seeing strong interest and relatively quick sales.

Here's a closer look at what happened in Bend, Redmond, Sisters, and Sunriver.

Bend Real Estate Market

Bend saw a significant jump in buyer activity, with 201 single-family homes sold, compared to 157 sales last month.

The median sales price moved from $795,000 to $728,000. While that appears to be a substantial decrease, it's important to look beyond a single month's median price. Last month's median was elevated by an unusually high percentage of luxury home sales above $1 million. July's median is likely a more accurate reflection of the broader Bend housing market.

Homes averaged 18 days on market, compared to 13 days, while inventory remained unchanged at 3.5 months.

Redmond Real Estate Market

Redmond continues to be one of Central Oregon's most consistent housing markets.

The median sales price increased from $497,000 to $515,000, bringing pricing back in line with where much of the market performed throughout 2025.

Sales also increased significantly, rising from 53 to 69 homes sold. Homes spent an average of 23 days on the market, up slightly from 18 days, while inventory held steady at 3 months.

Redmond remains attractive for first-time buyers, families, and investors looking for affordability compared to Bend.

Sisters Real Estate Market

The Sisters market experienced one of the strongest median price increases this month, climbing from $725,000 to $833,000.

Because Sisters typically has a smaller number of monthly transactions, median prices can fluctuate dramatically depending on the mix of homes sold. Looking at long-term trends generally provides a better picture than focusing on a single month's numbers.

Sales declined slightly from 13 to 10 homes, while average days on market increased modestly from 13 to 17 days. Inventory also increased slightly to 5.5 months.

  • Inventory: 5.5 months

Sunriver Real Estate Market

Sunriver posted the largest increase in median sales price this month, rising from $748,000 to $1.1 million.

Like Sisters, Sunriver's relatively small number of monthly sales means luxury transactions can significantly influence pricing statistics.

Sales increased from 8 to 12 homes, and it was the only market to see homes selling faster than the previous month, with average days on market improving from 22 to 19 days.

Inventory increased from 4 to 5.5 months, giving buyers additional opportunities heading into the heart of the summer season.

  • Median Sales Price: $1.1 million
  • Homes Sold: 12
  • Average Days on Market: 19
  • Inventory: 5.5 months

What These Numbers Mean

The market tells a consistent story across Central Oregon: buyers are active, inventory has stabilized, and pricing remains healthy despite month-to-month fluctuations.

It's also a reminder that median sales price alone doesn't tell the whole story. Markets with fewer transactions—or months with a higher concentration of luxury home sales—can create large swings in the median that don't necessarily indicate a change in overall market conditions.

Instead, it's more useful to look at several key indicators together:

  • Sales volume continues to increase.
  • Inventory remains relatively stable.
  • Homes are still selling in less than a month across every major market.
  • Buyers have more choices than they did during the pandemic-driven market, but well-priced homes continue to attract strong interest.

Looking Ahead

As we move further into the summer selling season, we'll be watching inventory levels closely to see whether they begin to increase or remain balanced. Mortgage rates continue to influence buyer behavior, but demand across Central Oregon remains resilient.
